  1. Vacant Property Preparation
    • Advice on renovation or maintenance that may be needed
    • Carpet cleaning
    • General cleaning
    • Landlord insurance sorted
    • Local authorities advised
    • Gardening and lawn mowing attended to
    • Pool safety certificate obtained (if applicable)
    • RCD & Smoke alarm compliance certificate obtained (within the last 12 months)
  2. Marketing
    • Professional photography (essential!)
    • Advertisement copy prepared
    • Web loading to all website portals (realestate.com – highlight listing, reiwa.com, domain.com, radiestates.com and all affiliated sites).
    • Email database of tenants of new property available
    • Dedicated leasing consultant arranges viewings
    • Incoming enquiries and questions answered
    • Conduct home open/private viewngs as required
    • Owner provided with feedback and enquiry reports
  3. Leasing
    • Accept completed application form
    • Check identification
    • National tenancy database checked
    • Ensure no past default
    • Present tenant recommendations to owner/s
    • Prepare lease agreements and bond lodgement
    • Tenant sign up meeting
    • Collect bond (4 weeks rent), 2 weeks rent in advance and pet bond ($260 – if applicable)
    • Prepare key handover
    • Lodge bonds with Department of Mines, Industry Regulation and Safety
  4. Management
    • Ongoing rental collection
    • Monthly owner payments
    • Maintenance arranged
    • Authorise account payments
    • Arrange & conduct quarterly property inspections
    • Review and renew lease & rental amounts
    • Regular market advice to owners
    • Issue any notices for rent/account arrears
  5. Vacating Tenant
    • Issue formal vacate notice paperwork
    • Review market rent prior to advertising with owner
    • Commence re-advertising for new tenant
    • Handover of keys back to agency
    • Final Inspection
    • Maintenance/cleaning arranged
    • Final bond reconciled and disbursed to tenant/owner
