Management Fees
Management fees are charges on a percentage of rent collected (not other income, like water consumption or maintenance) to cover all tasks of management your investment. These tasks include:
- Rent collection and distribution
- Rent reviews
- Lease renewal negotiations and required paperwork
- Managing rental and tenant account arrears
- Arrange property maintenance
- Owner & tenant communication and correspondence
- Breaches and tenant notices
- Bond lodgements & disbursements
- Management and pay property accounts
- Water Consumption (invoice tenant for reimbursement)
- Water rates
- Council rates
- Land Tax
- Maintenance costs
Leasing Fee
- Leasing fees are charged for sourcing a new tenant for the property (calculated on the weekly rent). These tasks include
- Prepare advertising copy & photo placement
- Liaising with prospective tenants
- Conducting rental home opens and private viewings (dedicated, in house leasing consultant)
- Collect and process application forms and identification checks
- Check tenancy references
- present to owner for formal approval of recommended tenant
- Prepare lease agreements and have signed
- Arrange tenant handover meeting
- Lodge bonds with Bond Administrator
