Technology is changing in every aspect of life and property management is no exception. One of the main changes we are seeing lately are agencies becoming “cloud based”. Cloud based is when digital data is stored, managed, and processed on a network of remote servers hosted on the Internet, rather than on local servers or personal computers. Not only does this allow for better remote access from Staff, when required, it also increases fluency with easy access to records, photos and information across the board and reduces occurrences of servers ‘crashing’ or being corrupted and data being lost.

Radi Estates has recently embraced the ‘cloud based’ movement with many benefits including automated workflows and reminders ensuring that tenants are kept up to date with their rent paid to date, lease renewal reminders and inspection dates. There are also many other procedures such as arranging maintenance and creating tenancy documents such as lease agreements that can be issued simply with a few clacks of the keyboard. This is a massive time-saver for property managers.

Differences in Reporting

“Paper Trail” is now becoming a thing of the past with communication done via emails and apps, increased cloud storage and online access to cloud based programs and self-service portals, we are not only being fast and efficient with providing information to both owners and tenants it also helps to reduce our carbon footprint at the same time with documents being stored instead of printed. As an owner or tenant, through you can now access transaction information via the Console Cloud Portal. Documents such as Owners monthly statement or a Tenant history transaction can be downloaded effortlessly. Inspecting, reporting and communicating.

No more double handling with tasks – property managers can carry out an inspection or report on their tablet or smart phone and email straight to the office, owner and/ or tenant once completed, with photos attached.

Notices, forms and other communications being sent via email, means responses are quicker and therefore requests, tasks or concerns can be dealt with more efficiently. Faster response time means quicker turn around so more can be achieved in a short amount of time.

Electronic signing/ online lodgements

A lot of legal documents have now moved to “electronic-signing” via apps and programs that can be downloaded in moments. This allows legal documents to be signed remotely and returned quickly. From Applications with ID, to tenancy agreement documents. Even bond lodgements are all done online with tenants linked to email and mobile numbers for authorisation.
